That is a wide range. It should be. Two houses on the same street can get very different numbers, for good reasons. Below is a plain breakdown of what moves the price. Read it and you will be able to tell a fair quote from a thin one.
What the price range really means
Those figures are market data for Connecticut in 2026, gathered by a third party. They are not our prices. They are not a quote. Nobody can price your roof without measuring it.
Here is why. Roofers price by the roofing square. One square is 100 square feet of roof. Your roof is bigger than your floor plan. It is sloped, and it hangs out past the walls. What drives your number up or down

In West Hartford, about 28% of homes were built before 1939. Another 50% went up between 1940 and 1969. Only about 6% were built in 2000 or later. Crews sometimes open a roof and find soft or rotted decking. That wood has to be replaced. A good contractor gives you the price per sheet up front. Then it is never a surprise.
